Description:

Open Contracts were appointed to carry out the refurbishment of the lower ground, ground , first and second floors at Fairfax House, together with an upgrade of the reception and common parts.

Scope:

The works included the complete strip out of all floors and significant structural alterations, We added a glazed roof over the rear light well to incorporate the space in to the office accommodation and provide an atrium with glass balustrading and spiral stairs with link bridge over.

There was a major services element to the project with extensive drainage works, the installation of VRF air conditioning and a modernised fresh air heat recovery ventilation system. The electrical distribution system was completely standardised and new PIR operated lighting to current regulation was fitted throughout.
The finished design features exposed brickwork, oak timber flooring, exposed services and numerous enhancements including glazed floor panels and fully re-fitted shower and WC’s.
