Open Contracts were appointed to deliver the conversion of one single industrial unit of approximately 1240m² into three smaller units for various trade centres.
Open Contracts’ first task was the removal of all asbestos containing materials from site, followed by the demolition of the existing 2 storey office accommodation located within the unit. Roof repairs were carried out to include the replacement of the defective roof lights with new double skinned acrylic units. The original industrial unit was split into the client’s specified sizes with block work and stud partition walls. Existing doors and windows were infilled and 3 new entrances created. New gas, water, electricity, foul drainage and surface drainage services then had to be provided for each of the units. Finally the necessary fire alarms and emergency lighting were installed.
External works included new brick pavement laid to suit new entrance locations, altered road makings where the car parking had been rearranged and the installation of new steel vehicle bollards. The rear cladding was re-coated and the front elevation was fitted with new cladding.
